LANDSCIENCE

WHERE
INNOVATION MEETS

ENVIRONMENTAL STEWARDSHIP

Starting out of his bedroom during 1998 with less than a thousand dollars, Rob Ludicke’s leadership has made LandScience a leader in environmental site assessments across the U.S. and significant areas of the Caribbean. Known for its distinct blend of innovation, reliability, and expertise, the company assesses and resolves risks associated with the ownership and management of commercial, industrial, municipal, and many other types of properties.

LandScience’s commitment to excellence and environmental stewardship is driven by a dedicated team with more than 50 years of industry experience. Combining vast knowledge with a mindset of ‘finding a solution for every problem,” its team tailors services to the evolving client needs. The portfolio spans Phase I Environmental Site Assessments, Phase II Environmental Site Assessments, Property Condition Assessments, Vapor Encroachment Studies, and Lead Risk Assessments – all delivered with meticulous attention to detail.

Beyond property evaluation, LandScience provides impactful soil, groundwater, and vapor contamination remediation services which help numerous properties ensure regulatory compliance with emerging mandates and preserve the environment. Taking it further, the company recently extended its services to help clients handle 40-Year Building Recertifications for Miami-Dade County, Building Safety Inspections for Broward County,

Structural Integrity Reserve Studies for the State of Florida, and Phase I and Phase II Milestone Inspections for the State of Florida.

“Our commitment to innovation and genuine care protects clients and their investments without unnecessary assessments. We go beyond environmental evaluations and deliver peace of mind to property owners, who are always happy to have a safe, clean and sustainable property,” says Rob Ludicke, President and Owner.

Phase-II-Environmental-Site-Assessments

His entrepreneurship journey is nothing short of remarkable; armed with sheer determination, he set out to carve his niche in the competitive world of environmental consultancy. Rob leveraged his background in microbiology and biochemistry to conduct groundbreaking biomedical research for the Navy in Cairo, Egypt. He later collaborated with the Food and Drug Administration on a study focusing on the adverse impacts of pathogenic fungi and yeast on individuals with HIV.

Rob now combines his scientific acumen and entrepreneurial spirit to propel LandScience to new heights. Since 1998, the company has earned the trust and admiration of clients across various industries. It has conducted over 36,000 Phase I environmental site assessments, 5,000 Phase Il environmental site assessments and approximately 3,000 property condition assessments.

Unlike most environmental consultants that grapple with the pressing issue of tight timelines set by lending institutions and investors, LandScience tackles this challenge head-on. It expedites turnaround times by employing innovative problem-solving strategies that swiftly address environmental concerns. It

also collaborates with lending institutions to efficiently estimate assessment and remediation costs, even with limited site assessment data. Throughout a project, clear and timely communication with clients ensures that any Recognized Environmental Conditions requiring assessment are promptly identified and conveyed. This proactive approach ensures timely delivery of reports without compromising quality or accuracy, enhancing client satisfaction and project success.

LandScience’s proficiency is exemplified by a success story, where it assisted a marina property in Fort Lauderdale in reducing groundwater contamination within a tight timeframe. Deviating from conventional methods, which could have taken up to a year or more, it opted for an open-pit air sparging technique. Introducing perforated tubes and pumping air into the groundwater, LandScience efficiently volatilized petroleum hydrocarbon compounds and significantly decreased the levels of contaminants of concern. Its approach, although unconventional, proved highly effective in bringing the contaminants of concern down to a manageable level within two weeks.

Such successes demonstrate its versatility and effectiveness across different sites and underscore LandScience’s ability to mitigate specific challenges with creative and adaptive solutions that deliver successful outcomes. It continues to flourish under Rob’s visionary leadership, with its entrepreneurial legacy serving as a testament to the power of perseverance and passion.

LandScience continues to lead in environmental and engineering consulting, with a mission to help property owners achieve the desired outcomes through genuine care and dedication to excellence.
