Recertification and Safety Inspections

LandScience, Inc. provides 25, 30, and 40-year building inspections for recertification, as well as safety inspections – as required by municipalities.

The main objective of a building inspection is to assess and inspect how a building is aging, to identify structural issues, to identify electrical issues, and recommend repairs if required to certify that the building is structurally and electrically safe for another 10 years.

Recertification and safety Inspections

The basic purpose of recertification inspections is to:

  • Get a set of trained eyes to inspect and determine how the building is aging
  • Identify any structural distress
  • Identify and electrical issues
  • Recommend repairs, if any, so the building can continue to serve its purpose

Our recertification inspections address the following structural elements:

  • Foundation (signs of ground settling)
  • Masonry bearing walls (settlement cracks)
  • Main structural elements such as columns, beams, and slabs (spalling)
  • Wall, floor, and roof structural systems (spalling, overloading, cracks)
  • Roof covering (condition of roofing membrane)
  • Windows and doors (leaking)
  • Building facade (cladding, appurtenances, other)

Our recertification inspections address the following electrical elements:

  • Visually inspecting and describing the electrical service equipment supplying the building
  • Identifying branch circuits
  • Evaluating wiring
  • Evaluating conduits to be free of corrosion and dents
  • Inspecting emergency lighting, exit signs, fire alarm system, where applicable

*LandScience provides infrared thermographic inspections of electrical systems operating at 400 amperes or higher for buildings located in Miami-Dade County.

 

*LandScience provides the required Miami-Dade County illumination safety inspections or orders to evaluate if parking lots and access to parking lots are adequately illuminated.

What is a 25, 30, and 40-Year Recertification Inspection?

 

A 25, 30, and 40-Year Recertification Inspection is a mandatory inspection required by the State of Florida for all buildings that are 25, 30, and 40 years old or older. This inspection aims to ensure that the building is structurally safe and meets the minimum building code standards.

The inspection must be performed by a licensed Florida Professional Engineer or Florida Registered Architect, who will evaluate the building’s structure, electrical, plumbing, mechanical, and fire protection systems, and other components that may affect the building’s safety and compliance with building codes.

The inspection report will identify any deficiencies or areas of non-compliance and will provide recommendations for corrective actions that need to be taken. The owner of the building is responsible for correcting any deficiencies identified in the report and obtaining a new Certificate of Occupancy.

The 40-Year Recertification Inspection is required by the State of Florida to ensure that older buildings are safe and up to code. The inspection process identifies potential safety hazards and ensures corrective action is taken before a serious incident occurs.
